Owner-occupied
Sized to your household's real rhythm: bathrooms, soaking tub, laundry habits. Not a one-size chart.
Sedona homes ask more of a water heater than the box assumes: mineral-heavy water, guest turnover, and 4,350 feet of elevation. When yours is done, we replace it sized for the house it actually serves. Permit, inspection and haul-away included.

Owner-occupied sizing and guest-house sizing are different math. Six back-to-back showers after a red-rock hike is the load that writes the bad review. For hosted homes we size recovery to the worst hour of the busiest night, then check that pick against the manufacturer's altitude table for 4,350 feet. Sedona sits above the 2,000-foot line where the fuel code says ratings stop applying as printed.
Sized to your household's real rhythm: bathrooms, soaking tub, laundry habits. Not a one-size chart.
Sized to peak occupancy, with service intervals planned around the booking calendar and a written record for the owner file.
Every Sedona install leaves with a flush-and-anode schedule matched to the water, because around here maintenance decides how long the new tank lives.
Sedona spans two counties, so we confirm your jurisdiction's permit requirements before the work is quoted — and gas connections are contractor work under Arizona law at any dollar amount. Where a permit is required we pull it and meet the inspection, set the expansion tank and strapping where code calls for them, test everything hot, and the old tank leaves on our van for recycling.
We book to your vacancy window: in by the morning, tested and cleaned up before check-in. Where turnover is tight, tell us the calendar and we'll plan around it.
Tankless shines on back-to-back showers, but in Sedona water it must be descaled on schedule or output drops. A big-recovery tank is simpler to keep healthy under a manager's calendar. We'll give you both options priced for your house, in writing, with the trade-offs plain.
Yes. One call sets it up. We schedule with the manager, service with the vacancy, and copy the owner on the written finding.
