Gas work is contractor work at any price
Arizona law removes the handyman exemption for any job that connects gas (A.R.S. §32-1121(D)(2)). There is no small-job carve-out for a gas water heater. In Flagstaff and Coconino County, replacement also takes a building permit and an inspection. We treat both as part of the job, and the paperwork stays with you.

How long does a water heater replacement take?
Most standard tank swaps are done in a single booked visit, typically a few hours on site. Tankless conversions take longer because venting and gas lines usually change; we'll tell you the plan before we book it.
Do you charge to come look at it?
We'll talk through the symptoms by phone first. Often we can tell you what you're dealing with before anyone drives anywhere. If a visit makes sense, we'll quote the visit when we book it, in writing.
What if my heater quits outside your hours?
We work booked appointments, Mon–Fri, 8:00 AM – 4:30 PM. Call and leave a message any time. We return calls the next working morning and get you the earliest open slot. If water is actively leaking: close the valve above the tank and turn the gas dial to OFF (or flip the breaker on electric), and it can safely wait for its appointment.
Tank or tankless: which is right up here?
It depends on your gas line, venting, household size and elevation, not on a sales pitch. Tanks cost less up front and are simple to service; tankless saves space and never runs the bathtub cold, but must be a model rated for your altitude. We'll lay out both options with real numbers for your house.
Do you handle the permit and the code work?
Always. In Flagstaff and Coconino County a replacement requires a permit and inspection, and wherever your jurisdiction requires one we treat it as part of the job. We pull it and schedule it. You never chase paperwork.
